Instant Duty Answers — Transfer, Gift, Mortgage & Lease

Know the Duty Before You Attest the Deed.

MUDRA works out the stamp duty on a deed the moment you enter its value and type — transfer, gift, mortgage or lease — instead of you tiering the rate by hand. It reads land extents the way old deeds actually write them, not just in perches and acres. Beyond duty, MUDRA also converts traditional land units, works out inheritance shares, and verifies ID numbers — everything you need for a deed, in one place.

Rate logic checked against the Stamp Duty (Special Provisions) Act

Deed values stay on your own computer

Built for notaries, conveyancers and land buyers

Built for the Deed in Front of You

Every Rate Tier Applied,
Nothing Left to Recheck.

MUDRA turns a deed value and type into a documented, defensible duty figure — the same working a notary would do by hand, done in seconds.

Every Deed Type, One Calculator

Transfer, gift, mortgage, lease or exchange — MUDRA applies the right rate structure for the document you're attesting, not a single generic percentage.

Tiered Rates Done Right

First-tier and balance rates are calculated and added together automatically, so a value that crosses a threshold is never taxed at the wrong percentage.

Old & New Units, One Field

Enter the extent as it's written on the deed — perches and acres, or the older amunam, pela and kuruni figures — and MUDRA converts it before touching the value.

Aware Rates Differ by Province

Stamp duty on land is a devolved subject, so the applicable statute is flagged by province — a reminder to confirm the current local rate before you file.

A Receipt You Can Attach to the Deed

Every calculation exports as a worksheet showing the tiers, rates and total — something you can hand to a client or keep with the file.

One Plan, Fully Covered

Just LKR 500 a year unlocks everything — no add-ons, no per-calculation fees, no surprises at checkout.

Reading Older Deeds

Old-Deed Land Units, Converted for You

Deeds written before standardisation often give the extent in paddy-sowing units rather than perches. MUDRA recognises both.

Traditional Extent Units → Modern Equivalent
Unit Approx. Modern Equivalent Note
1 Laaha ≈ 49.5 sq ft Smallest common subdivision
1 Pela ≈ 1,980 sq ft (40 laaha) Also written "pæla"
1 Kuruni ≈ 1,980 sq ft Roughly on par with a pela in most tables
1 Amunam ≈ 2 – 2½ acres Varies by region and soil — the figure most often disputed in old deeds
1 Kiriya ≈ 8 acres (4 amunam) Used for larger grants and estates
1 Perch 25.29 sq metres Current legal unit, still on survey plans
1 Acre 160 perches Current legal unit

Paddy-sowing units like the amunam were never a fixed area — the extent depended on how much grain the land could be sown with, so it varies by soil and district. MUDRA lets you flag a regional convention when the deed doesn't specify one; treat the figures above as a starting estimate, not a legal conversion table.

Sample Provisions MUDRA Works With

Three short, worked examples showing the kind of breakdown the software produces for different deed types.

Deed of Transfer

Sale of Land, LKR 2,500,000

A straightforward sale, with the notary attesting a deed of transfer at the stated consideration.

  • First LKR 100,000 at 3%
  • Balance LKR 2,400,000 at 4%

Total duty: LKR 99,000

Deed of Gift

Gift of Land, LKR 1,000,000

No consideration changes hands, but the grantor's acquisition value plus improvements is used as the basis for duty, at the lower gift-deed rate.

  • First LKR 50,000 at 3%
  • Balance LKR 950,000 at 2%

Total duty: LKR 20,500

Lease Agreement

Two-Year Lease, LKR 25,000/mo

Duty on a lease is calculated on the total rent payable over the full term, not the monthly figure.

  • Total rent, 24 months
  • Duty at 2% of total rent

Total duty: LKR 12,000

These are simplified, illustrative examples used to show how the software presents a result — not a statement of current rates and not legal or tax advice. Stamp duty on land is set by Provincial Council statute and can differ by province and change over time. Always confirm the applicable rate with a notary, lawyer, or the relevant Provincial Council before relying on a calculation.

What Practitioners Are Saying

A few notes from early users.

Old deeds with land given in amunam used to mean a phone call to a surveyor before I could even start on duty. Now I enter it as written and get an estimate straight away.

The tiered-rate breakdown is exactly what I used to work out on a scrap of paper. Having it as a proper worksheet saves me re-explaining it to clients.

We handle transfers, gifts and leases in the same week. Switching deed type instead of re-deriving the rate each time has genuinely sped up our filings.

Common Questions

Is MUDRA a substitute for legal or tax advice?

No. MUDRA calculates duty based on the figures and deed type you enter, as a working aid. Because rates are set by Provincial Council statute and can change, the result should be checked by a notary or lawyer before you rely on it for registration or payment.

Which deed types does it cover?

Deed of transfer, deed of gift, mortgage bonds and lease agreements are covered at launch, each using its own rate structure rather than one flat percentage.

Can it really read units like amunam or kuruni?

Yes — enter the extent as the deed states it, in amunam, pela or kuruni, and MUDRA converts it to perches and acres before using it. Since these older units varied by region, you can also flag a regional convention if the deed doesn't specify one.

What does "device-based activation" mean?

Your LKR 500 subscription is bound to the computer it's activated on and renews automatically each year, so you're never without cover mid-transaction. If you need to move it to a new machine, get in touch and we'll help with the transfer.

Can we pay by bank transfer instead of card?

Get in touch on WhatsApp or email support@exceldays.lk and we'll arrange the payment method that works for your firm or office.
